I’ve seen an increase in website traffic recently so I thought I’d take the time out today to further expand on my brokerage business. I hope this post further clarifies what and why I do what I do.

WHAT

I work primarily with buyers in the boutique multifamily ($250K-$5M) space. Most of my clients are first time real estate investors. Who require guidance and deal flow to ensure they are starting their investment careers’ in the right direction. I aim to provide knowledge, resources, deal flow, support, connections and protection. So many new investors get burned on their first deal and never do a second. My job is to help do their second.

My sweet spots are 12-20 unit deals and owner occupied, 2-4 unit deals. I strongly believe the best way to get started in real estate is to take advantage of the FHA program and make your mistakes while you only have 3 tenants. Real estate is known as a rich man's game, but it doesn't have to be. This strategy is one way to break that barrier.

WHY

  1. Knowledge — every deal is different and I learn something new each and every time. I get to flex my deal making muscle consistently. In contrast to the sell-side, which like the name is more salesy. The service becomes a dog and pony show for incoming investors. The plan is to slowly transition to the GP side. Buy-side experience helps me refine processes.
  2. Scale — I know that IF (big IF) I do my job correctly my client will be increasing their wealth as we close deals together. If successful they will likely be doing more deals, and larger deals. Hopefully with me.
  3. Relationships — partner with other active & like-minded investors. I am able to choose who I partner with. Added benefit is potential equity stake in deals by rolling over my commission.
  4. Buyers become sellers — if they decide to sell in the future I have the relationship and deal knowledge to assist on the sale.
